In Muskoka, some rental units have rent that is lower than the average market price. These units are part of the Muskoka Affordable Housing Program and are for households that meet income limits.

How affordable rent is set

Affordable rent is based on housing rates that are reviewed and updated each year.

Average Market Rent (CMHC)

The Canada Mortgage and Housing Corporation (CMHC) sets average market rent for each community. Affordable rent is set at 20% below this amount excluding utilities.

Alternate Average Market Rent (Council Approved)

The District also uses a local market rent approved by Muskoka District Council. This helps reflect housing costs in Muskoka. Some programs use this alternate rate when setting affordable rent excluding utilities.

Income limits (HILS - High Income Limits)

Household income limits are set by the Province and are used for community housing programs. Households must be within these limits to qualify for affordable rental units.

McVittie Place

  • Located at 102 Pine Street, Bracebridge
  • 80 apartments for seniors (65 years of age or older)
  • Includes 10 modified for persons with physical disabilities
  • Gas and hydro are extra

57 Balls Drive

  • Located at 57 Balls Drive, Bracebridge
  • 12 units: (10 1-bedroom units and 2 fully accessible units)
  • 4 units available for non-seniors on a permanent disability pension (includes 2 barrier-free units) and 8 units for seniors.
  • Hydro is extra.

657 Cedar Lane Condo

  • Located at 657 Cedar Lane, Bracebridge
  • One 2-bedroom unit
  • Hydro is extra.

49A Pine Street

  • Located at 49A Pine Street, Bracebridge
  • 5 1-bedroom units (4 1-bedroom units and 1 fully accessible unit)
  • Senior and non senior.
  • Hydro is extra

100 Pine Street

  • Tenants moving in as of February 17, 2026.
  • Located at 100 Pine Street, Bracebridge, shared entry from Pine with 102 Pine Street. Building is to back of property.
  • 30 units for seniors (65 years of age or older) and 14 units for persons with physical disabilities (any age)
  • Mix of studio 11 and 33 1-bedroom units
  • Tenants require a Lakeland hydro account and tenant insurance. If they need parking it is $15/month
Available affordable rental units - Gravenhurst

23 Second Street Condo

  • Located at 23 Second Street, Gravenhurst
  • One 2-bedroom unit
  • Hydro is extra.

How to apply for affordable rental housing

To apply, you must:
  • Complete an application form
  • Provide proof of legal status in Canada for each person on the application
  • Provide a recent Canada Revenue Agency Notice of Assessment (NOA) for each person
