A decision was made by the Community and Planning Services Committee to grant draft approval to Draft Plan of Subdivision File S2023-04, on lands legally described as Part Lot 19, Concession 3, Geographic Township of Chaffey, Town of Huntsville in the District of Muskoka. The Draft Plan of Subdivision and Schedule A, which include the conditions of draft approval and the lapsing provisions, are attached.
Proposed plan of subdivision
The lands subject to the application are approximately 0.65 hectares (1.61 acres) in size with frontage on Muskoka Road 3 North, in the “Urban Centre” of the Town of Huntsville. More specifically, the lands are legally described as Part Lot 19, Concession 3, Geographic Township of Chaffey, Town of Huntsville, District of Muskoka.
The purpose of the proposed Draft Plan of Subdivision is to create a total of eight (8) residential lots, including one (1) for a detached residential dwelling unit, four (4) for semi-detached residential dwelling units and three (3) for multiple attached residential units, as well as one (1) block for stormwater management purposes. In order for each dwelling unit to be situated on a separately conveyable lot a plan of subdivision is proposed to divide the subject lands.
The development is proposed based on full municipal water and sewer services and access is proposed via a new municipal roadway extending from Muskoka Road 3 North.
