What is a Plan of Subdivision?
A plan of subdivision is one method of dividing land into two or more parcels or lots so that they can be held in separate ownership. If a proposal includes the creation of only a couple of lots, the other option for dividing land is to seek approval through a land severance (consent application). In Muskoka the approval authority for consents has been delegated to each of the area municipalities. What is a Condominium Description?
A condominium description is a method of dividing property so that an individual holds title to a portion of a building or land referred to as a “unit”, as well as a share of the rest of the property that is common to all the individual unit owners. A condominium description can apply to residential, commercial, or industrial property and can come in the form of a standard, phased, common element or vacant land condominium.

Considerations in Approving Applications for Plans of Subdivision and Condominium Descriptions
This process is designed to ensure that:
- The land is suitable for the proposal.
- The proposal is in the public interest.
- The proposal conforms to the Muskoka and Area Official Plans and addresses Provincial Interests, including consistency with the Provincial Policy Statement.
- Environmentally sensitive areas or features are protected and preserved.
- The proposal is compatible with the surrounding community.
- Suitable services, facilities and utilities are available to new owners.
- The proposal optimizes the efficient use of energy and promotes its conservation.
- Proper title is provided to new lot purchasers.
Registered Plan/Description
A registered plan of subdivision or condominium description is a legal document that outlines:
- The surveyed boundaries of lots or units as well as common and exclusive use areas; and
- Location and road names.
The registration of a plan of subdivision legally separates parcels of land. Similarly, the registration of a condominium description legally separates ownership interests within a condominium corporation.
