Muskoka Planning Services
Muskoka is responsible for a range of planning services. The Province of Ontario has assigned the responsibility for approval of Area Official Plans and amendments, plans of subdivision, condominium descriptions, and part-lot control by-laws to the District Municipality of Muskoka. In certain instances, District Council has delegated this authority to the Planning and Economic Development Committee or staff.
Muskoka staff also review and comment on area municipal development applications (land severances and zoning by-law amendments). The basis of those comments are rooted in the policies of the Official Plan as well as other corporate interests.
In the Township of Lake of Bays, a Muskoka staff member provides Muskoka and local planning advice directly from the Township office.
Please click on the following links to access the Plan of Subdivision and Condominium Description application form. Property Owners who wish to extend the timeframe to complete the conditions of draft approval must complete and submit an extension application form together with the appropriate fee.
Similarly, if changes to the plan or draft conditions are proposed, completion of the application for amendment to a draft approved plan of subdivision form together with the appropriate fee are required.

The applicable fees for planning applications, including plans of subdivision and condominium descriptions as well as extensions or amendments to the conditions are identified in By-law No. 2009-17.
Please note that Muskoka's "Draft and Final Plan of Subdivision/Condominium Description Digital Submission Requirements" have been updated to clarify and simplify the requirements. A copy of the digital submission requirements may be obtained by clicking on the above link. These requirements are in effect as of January 1, 2010.
